I Specialize in helping out homes sellers who are facing Financial Difficulties. If my clients are having money problems I inform them that we could sell their home before they go into Foreclosure. I explain that we sell their home with what is referred to as a Short Sale. A short sale occurs when a homeowner has missed their mortgage payments and they owe more on their mortgage than the house is worth. Short sales are very complicated and they require a lot of patience and time. So it pays to work with an agent who knows what to do in this situation and to help avoid a foreclosure.
I also Specialize in helping home buyers find the best possible deal in today’s market. With the large inventory of homes in our market today finding a great deal is a Certainty. With this being a buyers market the power of negotiation is in the buyer’s hands. And with a good agent finding the best deal will be easy.
Some of these deals are foreclosed properties, and short sales. I will explain the difference between the two.
Foreclosed properties often referred to as Bank Owned, Lender Owned, or Real Estate Owned. These are homes that did not sale at the public auction held after the home was foreclosed upon. Usually these homes are for sale well below comparable properties in the neighborhood. However, finding a foreclosed home that is move in read is tricky. The best foreclosure homes that are move in ready and require little work sell quickly. And they usually receive multiple offers that require an experienced agent with great skills in Negotiating.
While short sales offer great homes at even better prices it is a complicated process that could take months to close. Having Patience is the key to finding a great deal on a short sale. Having a good agent will save buyers time and heartache. Some short sale homes are listed at prices that lenders/banks may never accept. So it is important to work with an agent that does his homework and Due Diligence. In this market a buyer can find a home that a few years ago would be out of their price range.
Buying or selling a home will be the most important decision anyone can make. And with the economy in the condition it is right now, some people are finding it very difficult to make ends meet. So I try to help my clients reach a decision they can live with years after a transaction.
